Equity Isn't Loading For A Property

AVMs may still be pulling, the address might not match, or you might want to set a manual override.

If a property's equity is showing as "loading", missing, or wildly wrong, work through these checks.

1. AVMs Might Still Be Pulling

When you add a new property (or just imported a new client), the AVM lookup runs in the background. For a brief window, you'll see a loading state.

Wait 1-2 minutes and refresh the equity page. The value should appear.

If you've waited longer than a few minutes and it's still loading, move on to the next check.

2. Address Mismatch

AVMs need a clean, complete address to find the right property. If the address is incomplete, mistyped, or non-standard (rural address, new subdivision, etc.), the AVM might fail.

  1. Open the client's profile.
  2. Check the property address for any errors.
  3. Make sure the city, province, and postal code are all filled correctly.
  4. Save. Equity should refresh.

If the property is in a new build or rural area with no postal code yet, the AVM might still struggle. Use the manual override (next).

3. Setting A Manual Valuation Override

When the AVM is wrong or missing, override it manually:

  1. Open the client's Equity tab.
  2. Click the pencil icon next to the property value.
  3. Enter your manual value.
  4. Save.

The equity calculation re-runs using your manual value. The override stays until you clear it.

Equity is value - balance. If the balance is missing, equity can't compute. Verify the balance is filled in on the client profile.
