If a property's equity is showing as "loading", missing, or wildly wrong, work through these checks.
1. AVMs Might Still Be Pulling
When you add a new property (or just imported a new client), the AVM lookup runs in the background. For a brief window, you'll see a loading state.
Wait 1-2 minutes and refresh the equity page. The value should appear.
If you've waited longer than a few minutes and it's still loading, move on to the next check.
2. Address Mismatch
AVMs need a clean, complete address to find the right property. If the address is incomplete, mistyped, or non-standard (rural address, new subdivision, etc.), the AVM might fail.
- Open the client's profile.
- Check the property address for any errors.
- Make sure the city, province, and postal code are all filled correctly.
- Save. Equity should refresh.
If the property is in a new build or rural area with no postal code yet, the AVM might still struggle. Use the manual override (next).
3. Setting A Manual Valuation Override
When the AVM is wrong or missing, override it manually:
- Open the client's Equity tab.
- Click the pencil icon next to the property value.
- Enter your manual value.
- Save.
The equity calculation re-runs using your manual value. The override stays until you clear it.
This is the right move for:
- Properties in markets where AVM data is sparse.
- Unique properties (waterfront, very large lot, custom build) where AVMs systematically miss.
- Properties you've personally appraised or have recent comparable sales for.
4. The Mortgage Balance Might Be Missing
Equity is value - balance. If the balance is missing, equity can't compute. Verify the balance is filled in on the client profile.
5. For Additional Properties Specifically
If equity is missing on an additional property (rental, second home), check:
- The additional property's address is filled in.
- The property type is set correctly.

6. When To Escalate
If you've checked the address, given AVMs time, and the value still won't load, contact support with:
- The client name (or property address).
- A screenshot of the equity page.
We'll investigate whether the property is in a problematic data region or if there's an integration issue.
