The Brokerage > Rates page is your control over rates across every agent in your brokerage. Decide what rates everyone inherits and whether agents can override them themselves.
Where To Find It
Go to Brokerage > Rates in the sidebar. Admin-only.
How It Differs From The Per-Agent Rates Page
- Per-agent Rates page (The Rates Page) - what each agent sees on their own dashboard. Overrides set there apply only to that agent's clients.
- Brokerage Rates page - sets the defaults every agent inherits.
If you've set a brokerage-level override for 5-Yr Fixed at MCAP = 4.55%, every agent in the brokerage uses 4.55% for MCAP unless they're allowed to override it themselves.
Lock Vs Allow Agents To Override
A toggle at the top of the Brokerage Rates page controls this:
- Lock rates - Every agent inherits the brokerage rates. They cannot change them on their own Rates page. The page is read-only for agents.
- Allow agents to set their own - Brokerage rates become the default, but each agent can override on their own Rates page if they choose.
Toggle the lock to switch between the two modes.
When To Lock
- Compliance reasons - your brokerage policy is that all agents quote the same rates.
- Consistency - you want every client experience to be consistent across agents.
- New brokerages - until you trust each agent's judgment on rate-setting, lock to keep things uniform.
When To Allow Overrides
- Experienced agents with their own lender relationships and negotiated rates.
- Specialty agents working a different lender mix than the rest of the brokerage.
- Larger brokerages where uniform rates aren't realistic.
A Hybrid Approach
Set brokerage rates as a strong default but allow overrides. Most agents will accept the defaults; the few with specific relationships can adjust. Best of both.
Updating Brokerage Rates
Updates on the Brokerage Rates page:
- Cascade immediately to every agent who's inheriting (locked or accepting the default).
- Don't affect agents who've set their own override - their override stays.
You'll see indicators on the page showing which agents are inheriting vs which have set their own.
Resetting Agent Overrides
If you want to wipe agent-level overrides and force everyone back to the brokerage defaults, switch the lock toggle to Lock. Existing agent overrides are cleared and the brokerage rates become enforced.
