The Rates page is your live view of the market. Every lender we cover, every term, in one grid.
The Grid Layout
Lenders run down the left side. Terms run across the top:
- 1 Yr Fixed
- 2 Yr Fixed
- 3 Yr Fixed
- 4 Yr Fixed
- 5 Yr Fixed
- Variable
Each cell shows the current best rate that lender offers for that term.
Top-Rate-Per-Term Tiles
Above the grid, a row of Top Rate tiles shows the lowest available rate across all lenders for each term. Quick scan to see where the market is.
- Top 1 Yr Fixed
- Top 2 Yr Fixed
- ...etc.
If you've set overrides (Adding Rate Overrides), the top tiles reflect your effective rate, not just the posted market rate.
What You're Looking At
The rates shown are:
- Live market rates (the posted best rates from each lender).
- Plus your overrides, if any (visually distinguished from posted rates).
- Plus your rate offset, if set globally.
So the grid is your effective view - what your refinance and renewal candidate math is actually using.
How The Rates Page Feeds Everything Else
- Refinance candidate detection uses these rates to compute projected savings.
- Penalty Calculator comparisons use these rates.
- Best Option Card on every client profile uses these rates (unless you've set a per-client override).
Any change you make here cascades through your dashboard.
Reading The Grid
A cell might show:
- A market rate in standard styling - what the lender is posting.
- An override rate in distinct styling - your custom rate. The original posted rate is shown as a tooltip or secondary text.
- A custom lender's rate - distinct styling indicating it's a lender you added yourself.
Hidden Lenders
If you've hidden some lenders, they don't appear in the grid. See Hiding Lenders You Don't Use to manage what shows.
