Instant Verifier lets you verify a client's documents yourself. Drop in their pay stubs, bank statements, and ID, and BrokerPlus reads each file, sorts it into the right type, and cross-checks it against the details you entered. There's no portal link and the client is never involved.
When You'd Use This
Reach for Instant Verifier when you already have the documents in hand - a client emailed them, or you collected them in a meeting - and you just want them read, organized, and sanity-checked. It's the self-serve counterpart to a client portal: the same document reading and checking, but you drive it end to end. If you'd rather the client upload their own files, send a portal instead.
Find it under Portals, then Instant Verifier, in the sidebar.
Starting A Verification
Click New verification and work through three steps:
- Drop documents. Drag files onto the drop zone or click Choose files. PDFs and images both work - images are converted to PDF for you. Each file uploads and is identified on the spot; if a type can't be detected, pick it from the list yourself.
- Client details. Give the verification a title (like "Avery purchase - income + down payment") and add the applicant's name, annual income, and employment type - the employment type is required, picked from a short list (part-time, salaried, salary + commission, self-employed, other). Choosing Self-Employed is what turns on the stated-income reconstruction for business bank statements. You can add a co-applicant and fill in more declared figures: purchase price, down payment and its source, and any liabilities. These are what each document gets checked against.
- Review. Confirm the documents collected and their types, then click Approve & process. Every document needs a type before you can process.
What Happens During Processing
Once you approve, you'll see a progress view ("Verifying documents") while each file is read and checked. The verification opens automatically when it's done. It's safe to refresh or navigate away, the run continues and picks back up where it left off.
Each file is checked for tampering, read for its key figures, and compared against your declared income, down payment, and liabilities. The results fill in tabs on the detail page: Overview, Documents, Transactions, Income, Down payment, Liabilities, Stated income, and Reports. The Transactions tab lists every line read off the uploaded bank statements - categorized, searchable, and exportable to CSV - with a totals strip for credits, debits, and NSF counts.
Verified Vs Needs Review
Every document lands in one of two states, tallied in the Verified and In review stats:
- Verified - read cleanly and matched your declared details, with no mismatches or flags.
- Needs review - readable, and its data still feeds the tabs, but something wants a second look: a figure that doesn't match what you entered, a low-confidence scan, an unrecognized document, or nothing to check it against.
A document that's genuinely unusable, wrong type, illegible, or too low-resolution, is rejected and counted under In review so it doesn't slip past you.
Pulling Reports
The Reports tab turns a finished verification into clean, lender-ready files. There are three, each built from what Instant Verifier read and checked:
- Down Payment Verification - sources and uses, account summary, large deposits, and anomaly findings.
- Income Verification - each applicant's income streams, how the number was calculated, and where it came from.
- Liabilities Verification - the monthly obligations reconstructed from the documents.
Click Generate on a report, or Generate all reports to build the three at once. A progress bar shows it rendering, and the card updates in place the moment it's ready - you don't need to leave the tab or refresh. When it's done, use Download to save it as a PDF or Word file.
Each card shows a Last Updated time so you can tell how current it is. If the client's details or documents change after you've generated a report, click Regenerate to rebuild it from the latest data. Downloads are point-in-time snapshots, so a file you've already saved stays exactly as it was.
Common Gotchas
- File limits. Up to 25 MB per file. PDF, JPEG, PNG, HEIC, and WebP are accepted.
- Low-resolution scans. Very small images (under roughly 600px on the long side) are rejected before reading. Re-scan or re-photograph at a higher resolution.
- Equivalent foreign ID is accepted. A valid foreign government-issued driver's licence, passport, or equivalent photo ID is not rejected only because it was issued outside Canada. Expired, incomplete, or unreadable ID still needs review.
- Two applicants max. A verification covers a primary applicant and one co-applicant.
- Foreign-currency bank statements work when the currency is clear. BrokerPlus uses the latest Bank of Canada rate at or before the statement's end date, then shows the original balance and its CAD equivalent. If the currency is ambiguous or the Bank of Canada doesn't publish it, BrokerPlus leaves the amount unconverted for manual review. Converted foreign funds remain pending until you confirm the transfer, conversion, and lender evidence needed for closing.
- Add more anytime. The Documents tab has its own drop zone, so you can add files to a finished verification. Re-typing a document re-runs it.
- Deleting is permanent. Removing a verification removes every document attached to it, and can't be undone.
