Sending a portal is the most common portal action. The first decision: full intake or docs-only.
Full Intake Vs Docs-Only
- Full intake - onboard a new client end-to-end. Forms (Property, Income, Downpayment, Liabilities, etc.) plus document upload. Use this when you've just started working with someone.
- Docs-only - collect outstanding documents later in the deal. No forms, just upload requests. Use this when the client's already in your system and you need their NOA, paystub, gift letter, etc.
If you're not sure which to send, full intake works for both - docs-only is just a more focused experience for the client.
Where To Send From
Two entry points:
- The Portal page - pick a template, then pick a client.
- A client's profile - open the client, click Send Portal, and the modal opens pre-targeted to them.
The Send Flow
- Pick the client (if you're starting from the Portal page).
- Pick a template (full intake or docs-only). See Default Portal Templates.
- Optionally add custom conditions for this specific client. See Adding Custom Conditions To A Portal.
- Optionally add addon packs for scenarios that need extra fields/docs (gift down payment, self-employed, etc.). See Addon Packs.
- Preview what the client will see.
- Click Send.
Previewing Before Sending
The preview shows the borrower's exact view - every tab, every field, every doc request. Spend 30 seconds here. It's the easiest place to catch a missing condition or an irrelevant section before the client sees it.
What The Client Receives
An email from you with:
- A brief intro line.
- A secure portal link button.
- Your name and contact info.
For everything they see after they click, refer to What The Borrower Sees On Their End.
What To Do Next
- Track their progress: Tracking Portal Status.
- Review what they submit: Working A Portal Submission.
