What Leads Does

The Leads section collects prospects and dead deals that aren't part of your active refinance or renewal pipeline, so you can still reach out to them.

The Leads page is where people who aren't part of your active pipeline land, so nothing worth a follow-up gets lost. You'll find it in the left sidebar directly under Renewals, at /leads.

Who Shows Up On The List

Leads collects two kinds of people who don't belong on Refinance or Renewals:

  • Prospects you add yourself with the Add Lead button on the Leads page. Use this for someone you want to work but who isn't a live client yet.
  • Dead deals from an import that arrived with a status of cancelled, declined, expired, or withdrawn. These used to be dropped at import. Now they're captured into Leads so you can still reach out.

A deal with the status new is not a lead. A New deal is a live deal with a real mortgage, so it stays on Refinance.

How The List Works

The Leads list behaves like the Refinance list: one row per person, and clicking a row opens the full client profile. Leads often come in with sparse details, so any information you don't have yet shows as N/A rather than blocking the row.

The list is sorted by date added, newest first, rather than by savings. Leads may not carry a savings estimate, so date added keeps the freshest people at the top.

Filtering The List

Two controls sit above the list:

  • Search matches on name, email, lender, city, or postal code.
  • Deal Status is a dropdown that narrows the list to a single import status (cancelled, declined, expired, or withdrawn).

Messaging A Lead

You can message any lead by hand. When you open the message window for a lead, a dedicated Leads email template loads. It's written to introduce yourself to a prospect and point at a few options worth exploring, not to address someone as an existing client.

From the same window you can switch on automated 7-day and 21-day follow-ups, the same way you can for a refinance candidate. If the lead doesn't reply, those follow-ups go out on schedule.

The Leads template and its 7-day and 21-day follow-ups are all editable. Open Settings > Templates and select the new Leads tab to adjust the copy. See Editing The IRD Email Template for how the template editor works.
