For one-off leads - a referral, a cold reply, a friend-of-a-friend - don't bother running an import. Just add them directly.
When To Use Add Client Vs Import
- One or two clients → Add Client.
- A batch from your CRM → Import your book.
- A new lead from a free scan or referral → Add Client.
Where The Button Is
On the Refinance page (and the Renewals page), look for the + Add Client button in the top-right of the page.
It also lives on the Renewals page - adding from either entry point creates the same client record.
What Info Is Required
Minimum required fields:
- Client name
- Email (so you can send outreach)
- Property address
- Current lender
- Current rate
- Current balance
- Maturity date
Optional but valuable:
- Phone number (lets you use SMS reports later if RingCentral is connected).
- Closing date (sharpens the penalty estimate - see Advanced Options In The Penalty Calculator).
- Term type (fixed vs variable) and payment frequency.
The more you fill in, the more accurate the projected savings and penalty estimates will be.
What Happens After You Add
The client appears on either Refinance or Renewals depending on their maturity date and whether they clear your eligibility threshold. If they don't appear right away:
- They might not qualify (rate spread too tight, or below your threshold).
- They might be just outside the refinance window. Check Renewals.
- See A Client Isn't Showing Up On Refinance Or Renewals for the full diagnosis.
What To Do Next
- Once they're on your list, work them like any other candidate: Reviewing A Candidate.
- Add equity context and debts: Adding Additional Properties, Adding Client Debts.
