Lenders send rate sheets as PDFs (and sometimes Word docs). Instead of retyping every rate into your grid by hand, upload the file, review what we read, and apply the rates you want.
When To Upload A Rate Sheet
- A lender emailed you their latest rate sheet and you want your grid to match it.
- You have a special or broker-only rate card that isn't the posted market rate.
- You'd rather drop a file than key in each term one at a time.
How To Upload
- Go to the Rates page.
- Click Upload Rate Sheet in the top right.
- Drop the file into the box, or click to browse. We accept PDF, images (PNG, JPEG, WEBP), and Word (.docx) files, up to 25MB.
- Click Read rates.
We detect the lender automatically from the sheet.
We archive the source sheet and show you what we found: the lender, the effective date, and every rate we pulled out. Nothing is applied to your rate grid until you review and save your choices.
Matching The Lender
If the sheet is from a lender we already know (for example Scotiabank), we match it to that lender in your list and show its logo. Applying the rates overwrites that lender's existing grid cells.
If we don't recognize the lender, we add it as a new custom lender using the name on the sheet, so it still shows up in your grid alongside the rest.
Choosing Which Rates Apply
Your BrokerPlus grid holds one rate per lender and term (1, 2, 3, 4, 5-year Fixed and Variable). Rate sheets often list several rates for the same term (insured, insurable, uninsured). So the review step shows, for each term, the rates the sheet offered and lets you pick which one goes into your grid:
- We pre-select the uninsured / conventional rate by default, since your refinance and renewal math is usually on uninsured mortgages.
- Click a different rate to choose it instead.
- Click the selected rate again to skip that term entirely.
When it looks right, click Save rates. The chosen rates are written to that lender's row as overrides, the same as Adding Rate Overrides, just filled in from the sheet instead of typed.
Rates for terms we don't show in the grid (like 7 or 10-year) aren't applied, but you can still see them in the Everything we extracted section at the bottom of the review.
Reviewing And Adjusting Later
After you save, the grid shows the new rates in the same override styling as any rate you set by hand. Nothing is locked in:
- Edit any cell directly on the Rates page if the sheet was off or out of date.
- Clear an override to fall back to the live market rate - see Adding And Clearing Rate Overrides.
- Need a different rate for a single client? Use a per-client override instead.
A Note On Accuracy
We read rate sheets carefully, but files vary and the odd cell can be misread. Give the rates a quick once-over in the review step before you save, the same as you would a rate you typed yourself.
