Refinance reports and penalty reports are downloadable PDFs - not programmatic sends. You generate, save, and send them yourself from wherever you want. Use Preview PDF (or Preview Report) to see exactly what the client will get before you download.
Where The Download Buttons Live
You'll find them in two places:
On A Client Profile
- Open the client's detail view.
- Click the Reports tab.
- Look for Download Refinance Report and Download Penalty Report buttons.
In The Penalty Calculator
After running a penalty calculation:
- The result page has download buttons.
- You can download the penalty result PDF and the lender options PDF.

Choosing What Goes In The Report
When you open Preview PDF on a client profile - for either the refinance report or the penalty result - the preview has a Report sections sidebar on the right. Every section starts on, and each one has a switch:
- Flip a section off and the preview rebuilds in place, so you see exactly what the client will get. A small "Updating..." pill appears while it rebuilds.
- Download PDF from the preview exports exactly what's on screen - whatever you toggled off stays out of the file.
- Sections that have nothing to show for this client (for example, no cumulative savings data yet) stay out of the report even when their switch is on.
- If you've manually overridden the penalty for this client, the Penalty Math Breakdown, How the Comparison Rate Was Set, and Strategic Exit Math sections move to a Not available for this client group and stay out of the PDF. Your entered penalty replaces the calculated one, so the IRD breakdown and the penalty-over-time curve no longer match it and would only confuse the client.
- For variable-rate mortgages, Strategic Exit Math sits in the same Not available for this client group. The penalty-over-time curve is driven by the IRD, which only applies to fixed-rate terms.
- Toggles are per-preview: close the modal and everything resets to on. The Export PDF button next to the preview downloads the full report without the toggles, but it still leaves out any sections that aren't available for this client (an overridden penalty or a variable-rate term).
The refinance preview lets you toggle Mortgage Comparison, Your Penalty, Your Savings, Cumulative Savings, and Refinance Options. The penalty preview covers Mortgage Details, Effective Penalty, Penalty Math Breakdown, How the Comparison Rate Was Set, and Strategic Exit Math.
What Each PDF Includes
Refinance Report PDF:
- Current mortgage at a glance, side by side with the proposed refinance.
- Best available rate.
- A Monthly savings line in the proposed refinance card whenever the new payment is lower than the current one.
- Projected savings (monthly, interest, total).
- A cumulative savings chart - how far ahead or behind the client is vs staying put, month by month, starting from the penalty paid up front and crossing zero at break-even.
- Penalty estimate (IRD vs 3-month interest).
- Your branding (photo, name, brokerage logo).
Penalty Result PDF:
- Detailed IRD math (formula breakdown, inputs).
- IRD vs 3-month interest comparison.
- The strategic exit math curve - how the penalty changes month by month so you can spot the best moment to act.
- Lender-specific notes.
- Your branding (photo, name, brokerage logo).
Lender Options PDF (from Penalty Calculator):
- The full lender comparison table.
- Best option highlighted.
- Net savings per lender + product.
How To Send The PDF
Once downloaded, attach it to:
- An email you compose yourself from your inbox.
- A text message.
- A meeting prep package.
- An IRD outreach email - see Sending A Candidate Report for attaching at send time.
Why Manual Sends?
These reports are intentionally manual because:
- They tend to be higher-stakes moments (you're prepping for a meeting or a serious conversation).
- You may want to add your own commentary, attachments, or context.
- They're for specific moments - not the long-term stay-in-touch program (which is the equity report).
