The equity report is your main long-term stay-in-touch tool. Set it to send monthly, and you stay top-of-mind with your client while they passively keep their info up to date for you.
Monthly Toggle Vs One-Time Send
Two ways to send:
- Monthly - toggle on for a client. They receive an updated equity report on a recurring monthly basis. Set it once.
- One-time - click Send Report to review and send a single equity report.
Both options are on the client's Reports tab.
What The Client Sees
The report shows:
- Current estimated home value (the AVM blend).
- Current mortgage balance.
- Equity and LTV.
- Borrowing power (HELOC available, refinance opportunity).
- Mortgage payments breakdown (if enabled).
- Their broker's photo, name, and a Calendly Book a call link (if you've connected it).
The estimated home value carries a short note that it's an automated estimate, not a formal appraisal, and that the client can update it if they've had a recent appraisal or think their home is worth more - the numbers refresh when they do. Right below it is a prominent View Interactive Report button (the same one repeats further down), so they can open the report and correct it on the spot.

For a readvanceable mortgage with separately priced portions, the equity section lists each portion and balance instead of one First Mortgage line. The total appears as Total Mortgage, or Total Secured Debt when other secured debts exist. This presentation does not change the equity or LTV figures.
Downloading The Report
The send preview has a Download PDF button in the top right. It saves the report as a PDF exactly as shown - with whatever sections you've toggled on for this client - so you can keep a copy or attach it elsewhere. It's the same one-click download the consolidation report has.
The Feedback Loop (This Is The Magic)
The equity report is interactive on the client's end. A View Interactive Report button sits right under the estimate, with a second one further down. Either opens the report, where they can:
- Update their property valuation if they think it's off (e.g., they just appraised).
- Update their mortgage balance if they've made a lump-sum payment.
- Update their address if they've moved.
When they do, you get a notification (see Notifications You'll Receive) and the change shows on the client's profile.
Balance and address updates flow straight back to the profile. A valuation update is handled differently: it doesn't overwrite your estimate. We keep it as the client's perceived value and show you the gap on the Equity tab, so you decide whether to roll it in. Full details: Client Perceived Value.

Reviewing And Sending By Email
Every one-time email opens a rendered preview before anything is sent. This applies when you start from the client's Equity view, the Reports tab, the Reports page, or a report card returned by Ann.
- Click Send Report, Send via Email, or Review equity report, depending on where you start.
- Wait for the preview to load, then review the To, Cc, and Subject lines and the complete email below them.
- Use the Report sections panel when available to adjust what the client will see.
- Click Send Report in the preview to send the email.
The final Send Report button stays disabled until the rendered preview is ready. If the send fails, the preview stays open so you can review it and try again.
If the deal has a co-applicant with an email on file, they're automatically cc'd on the report so both borrowers get it. You'll see them on the Cc line before sending. More on who's copied: Sending Equity And Consolidation Reports.
Sending Via SMS
If you've connected RingCentral, you can choose SMS or Send via SMS instead. SMS sends directly without opening the email preview. See Sending A Report Via SMS.
